@Justin S. , Hey thanks, I have been a member of their meetup.com group, they always seem to have meetings on Tuesday, and I haven't been able to make it out. I am going to check out the website to see if another other meetings are held on other days. Thanks again for the suggestion.

@Jeff Rossman, welcome to BP, I was just reading through your thread, and found lots of great info. What is the update on your real estate journey? @Anthony G. how are you finding the 4plexes? I have found that the ones I look at in Tucson, and Phoenix need massive amounts of work, also do you have any REI groups that you frequent, I would like to talk you in person about your experiences here in Arizona. @Paul Timmins special needs housing seems like its a win win for everyone involved, is it common here in arizona, or is it an area that is under served? I was thinking of something similar for veterans, I know the VA will guarantee a loan, and offer discounts on properties that will be leasing exclusively to veterans.

Hey Scott, How did your move go? Hope all is well. I relocated to the Tucson area about a year ago, and I am looking for some good REI groups to participate in, let me know if you have any suggestions.

Though these events have likely come to their resolution at this time, for those following this thread and for future references, I would not use an emergency line for a non-emergency. You can construe what has been stated to "justify" an emergency situation, but it is not being viewed as an actual emergency. It is being viewed as a way to gain lawful access without getting into trouble with the law yourself. The fact is there is a problem that the tenant reported with the property. The landlord must get access to resolve the problem. The landlord is legally bound to resolve the problem, and the tenant is required to allow the landlord access to resolve the problem (obviously with some adjustments depending on statutes & ordinances of different municipalities). All law enforcement agencies have non-emergency lines. This would be a perfect opportunity to utilize a non-emergency line to request officer assistance. If that officer deems emergency services necessary, let him make that call. The local authorities have an interest in preventing situations to escalate to emergency status (which will generally require significantly more resources than a single officer escorting a landlord onto their own property with a non-cooperative tenant).

Law enforcement is there to "protect & SERVE." Police escort is a function of their job, and I believe they would send an officer out to assist in this circumstance. In my city, the Sheriff office will also do this.

HAHA since when is a non responsive person on the floor a non emergency?

Call medical help, then hire a property manager. If she is always on time with her rent, let her be crazy :)

@Chris Clothier

If you could shoot me the info for your developer in that area I would appreciate it. @Ali Boone is your search ongoing in this area? How did it turn out? Can you recommend any other areas to invest in 4plexes?
