@Joshua McGinnis I read the title to this post, and the first 3 sentences...and i say run away as fast as you can. You are asking for disaster with a situation like this.

I would suggest deciding on where you want to be, and make yourself available in the local area before attempting this type of project.

@Account Closed

 Welcome to the site, What are some of the benefits, if any, do you feel being an agent has brought you? I am considering getting my real estate license to improve my networking and sales skills.

@Steven Scott This has probably been said already, but I would look in a different market, and possibly break up your sizable down payment to purchase multiple properties

@Account Closed Wow it is always great to see someone your age interested in real estate investment. i consider myself a rookie, even though I bought my first rental in 2007. I actually just posted a blog post on team building, maybe it can help you out.

I would suggest to start building up your credit, both personal and business

With all the information on biggerpockets, it kinda becomes a mentor. Listen to as many podcasts as you can and learn from the guests.

Attend Real Estate investor meetings in your area to network with others.

You are young, so you have the advantage of time. Be patient and don't be in a rush to make that first deal.

If you have any other questions, or need more detail feel free to message me.

Got a Call back from Kurt, the sales manager. He was not very apologetic over the rudeness of the account manager I had spoke with initially. He defended her, by saying that she is "built for speed", among other things. Since i am not looking to be rushed through the process, I feel she may be a better fit for someone else, and should work on her tact in the future.

Other than that, Kurt was excellent, and spent a great deal of time explaining the ins and outs of my situation, and actually brought up points that I had not even thought about. He seems to be extremely knowledgeable about credit, and he is very friendly. The amount of information he was able to give me in such a short time made my head feel like it was gong to explode lol

Because of his advice, I am going to consult with some legal professionals. I will then decide on my need to utilize Certified Credit Experts.

For now, I feel that Certified credit experts would be a good fit for someone looking to purchase a within 90 days.

I will be sure to post future updates when they occur.
