If it were me I would be taking the cash. $9,000 above list and no worries of appraisal is a pretty good and stress free deal.

Welcome to Biggerpockets! Since you already own some property in Las Vegas and it is only a few hours away why not continue to invest here? Prices are lower than California and you could do a lot more with your money.

Are you sure you're responding to the correct thread? Where did you see any agents saying it needs to be extended? Also how is it robbing the banks? The homeowner is either going to get foreclosed on or they are going to short sale the house. Either way the bank is going to lose money. If the bank approves a short sale they end up losing less. Not really sure how this is robbing the banks.

If you contacted the negotiator directly it would do you no good as they will not disclose anything to you. The listing agent has authorization to discuss the loan with the bank most likely but you won't. You need to bug the agents until they start getting things done. This is their job so make sure they are doing it.
