My plan is to buy a fourplex in 2020. I have rental properties I was fortune enough to pay cash for and also repairs. I have one that will be finish in March and that will it. In 2019 I’m getting somethings in order with financials and credit. My credit is not bad but going to work on getting it close to or 800 as possible. All that to say, I know I will need to take a loan out to purchase the fourplex. And it is usually harder to get an investment loan. Any advice on what I should do to increase credit score? What do the banks look at when deciding to approve? Would it help to put a property up for collateral? What happens if I do? Any other recommendations are welcomed. Thank you

Hey, Ladies and Gentlemen I need some advice, I came across some land that I can get at good price, it’s good location and over acre for about $12k-15k. I was thinking about making into a trailer park. Any advice on the trailer park investing or good ideas for the land?

Have a rental property that about to put on the market. It’s in a low income area. I know the simpler the better. I was thinking about putting the stand up clear box in the front, with the applications in there. And give them option to email it to me. What you ladies and gentlemen think? Also what do y’all think about allowing pets ?

I had to to remodeled the house because it wasn’t in livable conditions not just to make it “cute”. I had to get every thing up to code since it’s been while anyone lived there. And mostly the people who interested in it are investors. Since it’s 2 properties on one.

Thanks y’all, I think any decision I make I’m going to hold it off into the next year if it don’t sell before then. Renting on my to do list. Just not on this property.

Hey Ladies and Gentleman, I have a question. I purchase my first investment home in February 2017, I remodeled and it’s looking good. I put it on the market in August, been having some people interested here and there. But nothing definite. The home is listed at $85k I have total of $38k invested in it (include purchase of home and remodeling). A lot of my money is tied up. I’m thinking if it don’t sell by December to go ahead and rent it out, which will be an easy $1,000 - $1,200 a month. What’s y’all advice and experience ?
