Wow! My STR kindred spirit. I offered owners the traditional percentage of gross revenue (30%) AND what we referred to as a "guaranteed contact" which is what you are referring to. (Please note I hated using the word guarantee)

This was back in 2012-2014 and it disrupted the local Galveston vacation management community! I sold to Vacasa as their first Texas acquisition in 2015. Just getting back in the game - would love to chat! Send me a PM and let’s have a call!

Hi Malone! Welcome to the forum - what a great resource for information from experts in their respective specialties - insights from BOTH professionals with years of experience as well as people just like you who are investing for their first time. 

Long-term rental versus short-term rental…It's become quite the debate of the decade in my real estate business here in Galveston, Texas. Personally, as a professional property manager, I love managing STR properties!! I would not touch Long-term management with a 10 foot pole. There's a lot of riffraff to deal with, potential evictions to deal with (not fun & revenue killer), and the make ready between tenants can be very costly as compared to short term rentals.

Short-term rental properties can also provide the owner with enjoyment and revenue! Here in Galveston, most of my clients will buy what they want, use it for their family vacations, and earn revenue to cover expenses when they are not using it. My guests Yes treat their vacation homes even better than their own homes, The homes are cleaned & inspected between each guest stay, and did I mention you can enjoy it as a vacation haven as well? #teamstr

I also have two colleagues in the area that specialize in this type of investment that I would definitely put you in touch with, of course only if you’re not already with a realtor.

I do have access to national data and I would be more than happy to provide you the stats you need easily. Also, asking for as well is this your first 1031 exchange experience?
