Luke, let me start by congratulating you and welcoming you to the crazy world of real estate. It’s a good crazy, but learn how to roll with the punches early, ideally through a mentor. I’ve been here myself for the past 16 years & And I’m very blessed to wake up every morning passionate about my job, which really isn’t a job when you love it. I have a feeling that you will be successful considering you are in the right place for the best information to help you succeed quickly.
In regards to timing, I am a firm believer that everything happens for a reason, and that the right opportunity for you will definitely show up when it’s time and you’ll know it. In order to get to know “it” You’ll need some help in the beginning. I would highly suggest finding a realtor or broker that is an expert in The niche of investing that you are looking at.
Now onto business… Have you thought about doing an STR Vacation investment in a destination area?

@Aaron Akins - I have 2 very knowledgeable contacts in the Broken Bow area, both are licensed agents and have experience in the STR management side as well. I would always call local STR knowledgeable agents/property managers for the best input, advice, and on the mark numbers and trends. I attended my first 2 years of college at OU - Boomer Sooner!
I am in Galveston, TX - we have a very healthy and stable STR market. Anything from condos at $150k, homes up to $450k, and much more in between. We are a Island located 45 minutes away from Houston Hobby's Intl Airport (SWA hub).

@Mihail Bakirov - in what part of Houston is your property located? I have 10 years of STR rental management experience, as a management company owner, and as a broker working with buyers and sellers. If you are still looking for the right person/company, please reach out to me. I was raised in Houston, manage STR primarily in Galveston County, and live in League City. If the location doesn't work, I will personally know someone who would be a better fit for your needs.

Oh! And I have seen self-managed transition to self-managed, management companies to different management companies...it's a whole different ball game on these vacation real estate purchases. To the buyers, the sellers, and the property managers. I could go on forever but if anyone has any questions about this or just wants to discuss, I am down for ideas that have worked for others as well as the ideas that did not go so well! :)

@Jack McGraw - Welcome to Bigger Pockets and STR investing. You'll LOVE it! I am a fellow Texan, a real estate broker in Galveston who has dealt with these nuances since 2012. Obviously, this transition became more a fuss about 3-5 years ago. My niche is vacation rental investment purchases & I would be more than happy to discuss my experiences with you since we are in same state & I have been around the block being a broker in this niche as well. @Fili Aguirre, depends on what type of rental - STR or the traditional long-term lease (in my market means 6-12 months). The property management duties differ immensely in those 2 investment strategies. Can you give me more info on the property?

Yes, yes, and yes! I have been involved with both the vacation rental management and second home real estate since 2006 here in Galveston. I've had a great pleasure in watching the two industries cone together! You can actually enjoy your property on your vacations vs. dealing with BS from tenants. Once you go STR investment, you never will go back to the traditional long term strategy!
