Time management.....and I agree meet contractors early. If your buying materials go get them before work. Check on progress during lunch if your able to. Unless your doing it yourself, there goes all your weekends until it is done!

I would start attending any local REI clubs and network there, you can find references to agents, property managers, lenders etc. Find an investor friendly RE agent. Structuring your partnership, I would meet with a lawyer on this. Once you guys nail down a solid plan, I would start calling lenders and see what kind of financing you can arrange. Build your criteria, do you want to start with small multi family units? Or larger complexes?

Congrats to finally posting. Glad to see experienced folks from the Seattle area come aboard. Artist studio space sounds like a great niche in Seattle.
