Welcome to BP. I spent 10 yrs in the Army as well. I used my VA loan for my 3rd property and second primary residence. I think your plan of going to school and using the BAH to make your payment is a great idea. What are you going to do for W2 while going to school? Where in WA are you looking to buy? House hacking/roommates is a great option for paying the bills. My advice to you would be to purchase well before you get out, I ran into an issue when I had only a few months left on my contract, and if it wasn't for the fact that I was severely injured in Afghanistan and was going to receive a high rating from the VA I would have not been approved. But you can't beat using your VA loan with zero down and low interest.

I would suggest looking into a duplex, with the VA loan you can purchase up to a 4plex. Possibly you wouldn't have to have roommates if you bought a multi and rented the other units to cover the bills. Just my 2 cents. Good luck. If you want to talk offline just shoot me a message.

Michael,

I appreciate the comments. I am going to give them a call Monday and see if I can take them to lunch. I think I will keep the conversation pretty general and build rapport. As I said I believe they are tired landlords and maybe finally retiring. Hopefully they see a young motivated investor who wants to help them.

Welcome to BP! Would you be doing a long distance flip if you invested in WA? I would not recommend that especially if you have no experience. Best of luck!

One of my investor friends always uses the same exterior body color paint. We have named it Ron green in honor of him haha. So there is usually 10-15 freshly painted "Ron green" houses in our area every year. And it is a great color!

Welcome to BP. I would start attending your local REI club meetings, networking in your area is key. Finding local investor friendly agents, lenders etc is a critical piece in developing you RE business. Good luck!
