I did a 4plex a few years ago and we came in right about $7500 a unit. We did 90% of the work ourselves and that also included new windows, new decks and stairs. They were 2 bd 1 bth, I figured we saved close to 20k in labor costs.

I was looking for a flip but instead found a 4plex that needed work, used a HML and refinanced at 4.25 on 30yrs. I have owned it 4 years now, it has doubled in value and cash flows $250 a door. Best purchase to date! It was hard, took longer to rehab then I expected. I was still holding my W2 job. But it turned out great and I couldn't be happier!
