Hello Kevin, if you've looked at the move with all pros and cons, I'd say "why not". I made a pretty big move over seas to pursue a business/career opportunity as an independent contractor, with zero guarantees. If you and that little guy in your avatar can build a better life/career in another location and your aim/goal is to do it through  the RE biz then it may or may not en up being a good idea. No guarantees but it sounds like you've already identified an opportunity, and that's what keeps us moving forward - no?
Sorry, never house hacked so cant specifically comment on that.

I'm looking for a place to rent (for myself) in Pinellas county, preferably north of Gulf to Bay. A 2/1 with a garage or storage would be ideal but I'm flexible it makes sense. Let me know if you have something available and I'd be happy to discuss.

8 windows and 4 sliders in Clearwater, FL. HD rep came out and quoted me $16,200? Local window guy quoted me $10,800. Cost of windows ( all in stock at HD) was $5600 + $100 misc. materials. Doing it myself!

Hello all in the Tampa Bay area. Closing on a SFR in Holiday/Tarpon Springs border. and looking for licensed/qualified subs for the job. I would appreciate any recommendations for roofers/electricians/plumbers/AC. Also, I'l be doing some of the non-permitted grunt work myself and could also benefit from a good handyman for some extra muscle. Thanks, I appreciate any replies!

Hello everyone. Closing on a property this week in Holiday FL. and trying to put together some bids for replacement of the major mechanicals and general electric. Anyway... wondering if anyone has had any experience with Build Zoom for vetting/hiring good help. Good or bad, I'd appreciate any input. Thanks, I appreciate it very much!

@Devang Vora   When you say "condo is around $80k", I'm assuming you mean it would sell on the retail market for $80k. What was your $$ offer that was accepted? Do you intend to rent this condo out, or make some improvements and flip it? What type of "repairs" make up the $600 figure? $600 sounds pretty minimal, did you mean $6000?  
A little more clarification and info. would definitely help us to help you. BTW, welcome to BP!

I've been meaning to set up a tracking system using MS Outlook. In people/contact section you can add custom fields and call them whatever you want ($$rehab/ARV/DOM etc. You can search AND sort by any field. Also has a notes field as well as mapping. Just an idea that I hadn't gotten to yet.

Might even be able to do the same within Google contacts?

@Daniel Cooper   While your idea may seem like a great idea (and It may be able to work) there are a few things to consider. First, as mentioned above, wearing too many hats at once may dilute your efforts as well as your message to your clientele. I was in  the mutual fund business and a securities principal for 20+ years and I can tell you, that depending on your designation and licenses that you hold, it may not even be allowable. Outside Business Activities (OBA) for a (securities) registered rep are a compliance sticking point and potential nightmare. Check out FINRA's site and do a search for Outside Business Activities as things may have changed since I left.

Hi Lee and Welcome! I didn't see it mentioned above but I'd definitely recommend you check out "The Book on Estimating Rehab Costs" by J Scott. It will give you a very strong foundation for your rehab. J is a member/blogger on BP and a wealth of knowledge/information. Much success!
