What @Jerry Budzinski said. Carpet for rentals can be expensive and ugly with wear. Laminate or vinyl may be the way to go.

Sorry this BP filter doesn't allow for my specifics... in Clearwater, looking to hook up with someone to rehab. I have cash and  can also carry my weight as far as sweat equity goes.... (flooring/drywall, other stuff- love doing this stuff! ).  Let me know if you'd like to evaluate some properties and partner up/

On second thought, i'll speak more candidly...life insurance isn't  meant to be an investment, however, agents often market it that way. I have no idea how someone can wrap an insurance policy around a real estate deal.  If you are just talking about a life policy on its own (with no regard to real estate, then that"s another discussion. (Since this is a real estate forum I assumed it had something to do with real estate)

@Brent Lesson Hi Brent, there are plenty of opportunities here, but, with that said, multi-fams are pretty scarce and competitive. Not that you can't find them, just depends on your resources and amount of work you're willing to put in.

@Dennis Davis I would tell them you bought the property and they either need to relocate or negotiate (depending on your situation). There are so many posts that start out under the presumption that eviction is inevitable and status quo.  Jeeze, what ever happened to tenants just leaving because property has changed hands? Cash for keys? Squatting? I know its a sign of the times (and there are legalities involved) that the internet has "educated" tenants that they can be a-holes; but just be up-front, sympathetic, and face to face. Sorry, this wasn't your initial question, just saying - talk face to face.
