@Jeff S. Explain the situation as you outlined above to your mortgage company, and ask if you can change your mortgage due date to the 10th or 15th.

I just found a handyman today for a few small fixes. I regularly pop into the local Ace Hardware and got to know a few of the guys. When I say "know" I mean I know their names and all they knew is I'm in their store about once a week. Anyway, today I walked up to one of the guys who has always helped me out and I asked him if he ever did work on the side. Said he did. We walked the house and  said he'll get me a quote (materials/labor) in the next day or so. Nice thing is he said he can source 90% of the materials from his store - at his discount. He'll get a nice tip from me for Christmas!  
Just an idea, if it's not major stuff ( no permitting) Ace/HD/Lowes workers may be a decent start (if not they probably know others that would be qualified. Hope tat helps.

@Joseph Reidy  Also, just want to comment that anyone who rebounds like you have from what appears to be a serious head injury just a short time ago isn't just an "average joe" in my book !

it'll get you started on the right foot. Also, sounds like you're a tough and determined "kid" ( from what you posted) , keep the can-do attitude and you'll do well! Read as many of the forum posts as you can, listen to the podcasts, and watch the webinars - always keep gaining more knowlwdge ( then put it into action)!!

My situation is a little different than yours but, I too, am considering getting licensed. I have no other income now (quit self-emp Jan  2015 after 22 yrs.) and have done a few flips since then to tide me over. I've read as many posts  as I could find on this and I believe the positives definitely out weigh the negatives/costs. Do you have some skills that you've develeoped from life/W2 job that will translate positively to real estate (sales/people skills/marketing)? That would definately be a bonus but not a deal breaker if not. May actually be a positive if you can start with a blank slate without bringing any bad habits - lol I wish you the best of luck in your decision and future!

So, handyman Bob is uninsured... he trips on his OWN extension cord at my property and spills a scalding cup of McDonald's coffee on himself. Who gets to fund his retirement?

My portfolio isn't old enough to get a real good statistic but my guess is about 3 years.

 Maybe a good reason to rehab/flip? (not to mention the landlording B.S. along the way)

He/she is your 'friend'... A tube of caulk"?  @Marcia Maynard is a little over the top if all that's involved is a tube of caulk. I understand her point as well as the point of your your question, if you are dealing with small, low dollar stuff, try a handshake. Once you get over $100 or so you may want to get stuff in writing,
