I think the best response would be honesty.  Just because you are making money on the deal doesn't mean its a bad deal.  If you are providing a legitimate service and presenting deals that you believe in and that you would invest in, you should have no problem disclosing where your money is made.

@Jake Landry I think Memphis is a market with some appreciation left where you can still find reasonably priced properties (even turnkey) that cash flow.  Personally I don't necessarily invest where I want to live, but everyone has their own strategy.

Wow that is so crazy, I live right off Warner.  How'd you end up across the country?  @Sheree H. 

I love the differences you can find in markets.  Some markets are pure cash flow, others can balance cash flow and potential appreciation, and lastly some hinge purely on appreciation.  I like the idea of spreading my investments between these 3 types, but I haven't been able to bring myself to venture very far in the pure appreciation spectrum yet.

@Ali Boone practice makes perfect, you'll get it.  I'm a young investor, I haven't had a chance to really dive into every market out there.  I've spent the time looking into these markets to a small extent and I've found some properties that meet some of the different investment strategies I like.  My property is in Austell, GA, I think I'm going to sell it this year though.  Where is yours?  Where else do you own property?

Great post @J. Martin .  It is really important to get your partner on board with this plan as well!  My wife comes from a fairly frugal family so it only took a little arm twisting to get her to understand the plan.  We use craigslist to buy everything, I mean everything.  We never shop in stores or pay full price for anything.  Even being conscious of buying things on sale at the grocery store adds up, you can always find us checking out the clearance racks in the back of the grocery store.  The only thing we really spend money on is vacations, and even then we hunt forever for the cheapest plane tickets and try not to break the bank abroad.  Can't wait to enjoy the fruits of our labor someday.


P.s. in the southern california market even an FHA loan for a 4-plex is expensive! Networking and private loans is key to getting off the ground with real estate investing. And don't be afraid to look for cheaper markets out of state, as long as the investment makes sense.

Hi all, I am fairly new to the site but have quickly realized how much knowledge is on here!  There are tons of amazing blog posts and so much to learn.

 I have been investing in out of state rental properties (Kansas City and Atlanta) for the past couple years.  I am looking to connect with out of state wholesalers, flippers (turn key properties), builders and the like.  I am willing to look at all markets, but I prefer Kansas City, Atlanta, Memphis, San Antonio, Austin, Dallas, Phoenix, Boise, Indianapolis, and Toledo.  

I am also looking to start flipping in the Southern California region and am interested in finding partners to bring deals to and work with.

I live in Sunset Beach, CA (near Huntington Beach, CA) and I am an avid surfer!
