That's exactly where my search started :) If I were to get my FL RE License now, I am assuming that similar to California, I would need to get with a broker/ Association before I can get MLS access?

Either sign up with a brokerage OR get your FLA broker license. Need a brokerage for MLS access.

make sure you have a realtor, who understands: (1) how to explain benefits of sellers accepting VA offers, such as (2) reconsideration of value process (unique to VA); and, someone, who can (3) get all of the stakeholders (including your lender) to understand how to win in SoFla.

I would request they pay several months in advance in rent = they get housing & you get security of knowing they won't be late / not pay. I would not charge less then 2 months of rent on a renovated property. Have been a landlord on multiple doors for 2 decades and have helped clients manage their properties so plenty of experience that reminds me that we set standards for a reason... Best of luck!!! & congrats on the doors!

I have some solid recommendations that I am happy to share.
Insurance through a mortgage company is usually higher. Also, while it's more challenging to get insurance, we do have some choices - thank God!
For rentals, you likely need liability coverage. Hopefully, the property management company requires that tenants get their own insurance (renter) policy (with you named in those as well). Hope this help & so sorry about your dad's passing....

SE Florida (including the greater Miami area) experienced one of the highest appreciations in the country & unlike other metro ares in the country, is still projected to continue to appreciate so I recommend you look into SE FL.

Congrats on having the financial fortitude & foresight to stat investing in your 20s!V
value add SFR (with an existing ADU or you can build one where zoning allows). 3.5% - 5% down. STR the ADU (many areas of Miami-Dade do not allow, however, many people still rent:).
