@Pete Schmidt How do you convince them that owner financing is good option for them? How about interest rate?

I am looking to buy a small apartment building for 185k and I have 20k in cash. What are the best option to finance this deal??

Hey, 

I have couple sellers that own properties that owe on the more than the property is worth and I really want to use a creative financing way to buy them as a rental or do a lease option on them. It would my 1st time dealing with this situation so I would appreciate it if you share with me how can I structure a deal out of them. 

property value: 45k they owe: 60k monthly payments: $974 a month and currently renting: $900 section 8
