I'm not a local investor but I am in CA and have been buying a house every quarter for the past few years in Memphis. I like the area and think most of it is a great place to put my money. Shoot me a message if you ever want to talk.

Welcome to BP. I also live in EG and have several rental homes in Elk Grove that I bought when the market was down and now I buy exclusively out of state. The numbers are better almost everywhere else outside CA.
Set your keyword alerts for those cities you would like to purchase in. Also, do a search for those cities in the forums. I have seen a lot in FL, OK and the Dallas area. That won't be a problem to find homes there. Boise and Prove, not as familiar with them but I know that Boise has done well with the younger adults and college students. I have been there and I could live there.

If it were me I would go with option b as my first choice. I wouldn't buy a pig. With 50k you should be able to get a pretty decent home with significant equity or two decent homes depending on where you are from.
My second choice would be option a. Put the 50k into something like Realty Shares or another similar program with a term that should be completed prior to when you expect to need it. If that is something you are uncomfortable with then find another investment you would be comfortable with until you have the down payment you need.

Jorge,
Ensure the lease you have matches theirs. They may be on a month to month lease but you will need to give them 60 days notice to move as they have been there over a year. That law changed a few years back and you may run into issues if they are aware of the laws regarding the amount of time you need to give them if you are ending their tenancy.

Yes, when you own the house you can do whatever you want. My thinking is I think you'll have to give a 60 day notice as he has lived there for so long. I am guessing you will not be able to get a deposit from him is he probably will not want to pay it. So kick him out and find a new better tenant.
If you wanted to leave him you as the unit won't get much worse. That would leave you time to save up some money to rehab the unit. If you have the money now have him move, rehab and find a new tenant.

I have done this myself a few times. I have done just as George has said he has done above. To maximize your trip try to define the properties you are looking to purchase as precisely as possible. If you are looking for a 3/2 between 1300 and 1500 sq/ft don't go looking at properties that are 2/1 and 900 sq/ft. Your time will fly by quickly so meet as many quality contacts as you can while leaving some time for appointments for people you meet while you are there or to go through purchase agreements.
May want to meet with a real estate attorney while you are out there also. They do closings out there differently than here.
