Currently working on analyzing leads accurately relative to rental income and interior of property when determining offer price.
This will be done through consistent cold calling and accessing information at hand

Have a good opener. Most of these homeowners get hundreds of cold calls a week and hang up in their face right away. You want to be unique and grasp their attention immediately.
This is exactly where I'm stuck! I've been sitting here staring my D4D list. Can you just give me an opening line? Or a couple? Not afraid, I've been in sales, but I want to maximize my opportunity, starting with the first word!
The key to cold calling is Volume, honesty, and data.
what can I learn new about this property? What questions need to be asked for a specific answer?

Yes indeed. I'm all about that conversation with respect and information gathering. Thank you for mentioning that. Could you tell me a little more about volume? Im managing my expectations. I'm going to use Kind skip tracing. I'm guessing as I get close to 10,000 numbers in a few months, I can expect a hot lead or two? Appreciate it
Volume- setting goals on the amount of calls you're looking to get a day-week-month. Allows you to find trends in the lists you pull of motivated sellers will increase your efficiency through your consistency

I am very new to the real estate scene, I am 24 and want to begin my real estate investing journey. I began by getting my real estate license not really knowing what it meant but just knew that I want to get into real estate. That was a couple months ago and I have learned so much valuable information about this industry in that time and learned about the bigger pockets community, and have been listening to the real estate podcast and the rookie podcast pretty much religiously and am in the middle of reading David Green's new book Pillars of wealth which has changed my perspective on a lot of things in my life money wise. After having getting my license, learning that I really do not need it to invest in real estate and knowing that selling houses as an agent is not for me, my father and I have decided to get into the investing side of real estate (he has a background in roofing and renovations). We want to do a BRRRR and are currently saving up for a down payment on a property. This is my first post and am just looking for any guidance I can get. We are located in the Chicagoland area (I'm near Joliet and my father is near Elgin), and I know it is important to provide value, at this point I'm not very sure what I can provide but I would be happy to do what I can to provide value in exchange for even a chance to be taken on shadowing trip to a project someone is working on or getting any guidance I can. I am excited to start this journey to start working toward financial freedom for my future and my family's future!

I'm making flyers and signs and I don't want to use my personal cell phone number. I have a google number but I wasn't sure if there is a better option. Any advice is appreciated.
Google voice is nice and will get the job done. When developing your business credit through your business LLC a business phone and number will make you more credible to be approved
