You're being asked for your credentials because (1.) the agent wants confirmation that you are who you say you are, and (2.) showing properties to potential buyers take time and resources.  No agent wants to waste their time dealing with potential "tire kickers" or unqualified buyers.

Great question.

I too would like to know others' experience with solar panels.  Although I've heard positive reviews from homeowners regarding dramatic reductions in electricity bills, no one's ever shared whether or not the panels are owned outright or rented.

Interestingly, I did have an RE agent tell me homes with panels were harder to sell.  I never bothered to ask why.

Uh, yes, definitely.  This is why we hire them, to take care of such issues effectively.  Your PM grossly dropped the ball.

1.  Enroll in electronic documents, this way nothing is mailed.  You'll receive an email when statements and other documents are available for download.

2.  You can change the mailing address with your lender.  There are other reasons why people prefer to have mail delivered to another address, not just because you'll no longer be living there.

Quote from @Jeff Ryers:

Time to draw up the lease. It is a duplex. Looking for suggestions for the lease that may be missed in a standard cookie cutter lease. Meeting with attorney in 2 weeks. Thanks!

Whatever issues you've encountered in the past that wasn't outlined in your previous/current leases, now is the time to include them.

A property management company is your best bet if you're an out of state investor.  They'd handle this.

Something to keep in mind... if you're renting a unit within a building, have women tenants and you decide to give this guy a chance, this could possibly be problematic in the future if any of those tenants (or even neighbors) check his background and uncover the same info you did.  His "past" is just as damaging  to his reputation as someone who's a convicted sex offender.

Just something to think about.

Sheesh... the response I'd prepared in my head changed when I got to the part explaining what his "past" was.  This would be a no go for me.

I stopped using Zillow for tenant screening.  There are others on this platform who have also observed Zillow's screening is subpar.

Quote from @Paul Sandhu:

Every travel nurse I've rented to is a psychotic mutt.  I don't rent to travel nurses anymore.  I just rent to refinery contractors.  They are either psychotic or a mutt, and I can handle that.  I can't handle a psychotic mutt.
