I agree with the majority here, avoid properties within an HOA. We have enough stress as investors!

Sheesh, your PM needs to be fired, ASAP. You'd be better off managing your own rental.
They should definitely be on the hook for their gross lack of professionalism.

A single-bathroom dwelling is harder to rent, in general... renting to three or four individuals? Yikes.

I noticed you're paying for weekly mowing... that's excessive.
The $60/$40 charges really depends on the size of your lot. But again, there shouldn't be a need to mow every week. That's what's really draining you.

When in doubt, it's always a good idea to consult with an attorney experienced with the local laws and ordinances in your jurisdiction.

It's not uncommon for a seller to remain in the home after the sale while they're transitioning to their new home; however, the seller-credit option is a no-go. As @Nick C. mentioned, an amount of the sale needs to be held in escrow, and, like @Jamie Jones said, they will need to do a monthly/daily "rent back" to you while they remain in your home.
A seasoned realtor will know how to navigate this.

It sounds like the contractors advocating for heat pumps want easy work... telling me "everyone is going with a heat pump" isn't good enough for me. I would need solid reasons to select a heat pump vs a split system if there is a split system already in place.
I've owned two properties with heat pumps; those homes were entirely electric, no gas. So only heat pumps could be used.
Personally I prefer a split system. In either case, I would only replace with the same type.
p.s. I've just replaced a 20+ year-old builder-installed York system in my current home. With the exception of it being less energy efficient and needing costly refrigerant every summer, I've had no major problems with the AC or the furnace.

Background isn't ideal. Credit isn't ideal. Lacking paystubs. Transitions from job to job. Yet, willing to pay 2-months rent + security deposit? Hmmm... interesting. Does he have a rental history?
My gut would say no to this one.
