You have a valid reason for wanting to inspect.  This is a business arrangement; care less about the impression he may have and more about protecting your investment.

Communicate your desire to inspect before lease renewal, and I would even revise the lease to indicate regular inspections (every 4 months, 6 months, etc) throughout the lease period.

This came across my Youtube feed and I had to share.  20 years on section 8 and she's salty that HARDWORKING people are flocking to the area she wants to live, and landlords don't want to accept her voucher.

20 years!

I agree with the advice given here, and I cannot stress ENOUGH how having strict screening in place/HIGH tenant standards will help you avoid this demographic.

Also make sure you've set the rent accordingly for your Class A property.  Getting alot of calls regarding Section 8 concerns me.  If it's priced right, they should be priced out of your rental.

Unless you're renting multiple rooms of a home/units of a building, don't expect the cashflow from house hacking to cover the mortgage, but rather, offset the mortgage/expenses.

As I read this story, I can't help but think of how often bad tenants are "forgiven" as an incentive for them to willfully move from a property, only for them to apply for their next rental and get approved because there are no collections/judgements on their record warning future landlords of how horrible they are, and thus the cycle continues...

Since it was new when they moved in I'd definitely charge them for the cost of a new one plus whatever  labor there is for installing it.

Just make sure you can show them proof of what the new replacement costs.

Furnished Finder
