I'm a Pro member and I'm curious if our calculators work on commercial property calculations ?
Looking at an apartment complex deal with 58 units ... I MUST be doing something wrong since my CoC return number is way off like 238% , which is much bigger than the 6.75% for the first year ...
Any thoughts ?

I had a more general question ? I've heard about "Builders Grade" materials as being rather inexpensive/cheap !
But what are the other grades ?
For example : Kitchen countertops made out of laminate could be Builders Grade
Granite countertops would be what grade ? Top of the line ?
Just looking for a scale like : Builders Grade = 1 ... Top of the line = 5

@Nicholas DiPasquale My first thought about where to buy is Aurora or Littleton, older communities with established infrastructure, diversity, growth(?). Thinking about private or hard lenders, don't know if I
want to go with hard money on my first flip, that sounds dangerous ! Looking for a GC that is collaborative, since I don't know how to look for problems ... Need someone with experience about
what is possible in a home i.e. " we could take down this wall " , " we can move the stove over here " ,
" you could add a room over here "

I am a newbie investor, out in Denver, CO, going for financial independence and building legacy for my nephews
I have one of my CORE FOUR, a real estate agent I like and doing a land deal with !
Putting my team together for my first fix & flip in Q1, 2020 ... Creating LLC this Friday with my CPA,
Getting some funds together for closing/soft costs ... Looking for a lender for newbies, thought about going
with a lender from BP list, have any recommendations ?
Next I will need a GC, whom have you worked with in the past ?
Thank you for any advice , willing to trade messages and share what I have learned so far !
