Michael Robbins any advice on a flooring guy? Had a similar question and you had good advice! I figure why not ask!
Congrats! Can’t say anything else everybody hasn’t already said! I also have a property in Vegas and I’m considering 1031 for it but I was asked a very good question... why sell now? The Raiders haven’t even arrived yet, the Knights were that close to a Stanley Cup and you know they’re gonna bring in a Major League team! Haha! All speculation I know! But consider you got out in front of all of it in 2009, what will it look like in 2019? Or 2029! Good luck with whatever direction you go!

Private money and maybe checking rates at your local banks! Bring the current offer and see if they can meet you halfway on your proposed 6plex?! Doesn’t hurt to ask and sometimes in the process big banks and little banks offer up insight to each other’s inner workings! Good luck!
What’s up Kurt! Congrats on the retirement and the family! You sound excited already! Before selling is there anyway to hold onto those properties and have them continue to work for you? I’m also an investor in Vegas and know how hard it is to get in the market right now... Might be worth having those houses around to fund the next deal or at the very least tax write-offs anytime you feel like coming back! Any which way congrats and good luck moving forward!

I agree definitely depends on where your looking... here in Hawaii it seems almost 1 to 1 for SFH’s... by searching for more Bathrooms though it would help to widen your market and target renters!

Thanks in advance BP community! I appreciate the time and knowledge you guys always share! Rookie real estate investor getting his first curveball... Could use some help in Las Vegas!! Looking to do some remodeling to a long term rental in Las Vegas! It’s a 3B/2.5Ba townhome! Tenants are gone in 3 days because of unforeseen events and I’m looking to upgrade the unit and raise rent... The unit is in decent shape, looking to add vinyl flooring throughout, paint the interior and upgrade appliances. Looking for contractors and some general quotes on the jobs I listed! Some questions off the top of my head... 1. Is vinyl the best option out there? Is there something else to put in that is resilient and cost effective? 2. Any other long term things to upgrade or invest in while I have the chance? (The association is responsible for the roof and exterior paint) 3. How much would you spend on a $135k property in long term upgrades? $5k? $10k? $20k... Floors - $3k? Paint - $1k Plumber - (reseal bath tubs and sinks, check for leaks) Appliances - $2k
