I’d argue that i know this rental market better than anyone.   82K - 1000ft from the water doesn’t seem correct.  What was the purchase price?

Hoa of 749 isn't bad if you make enough profit to cover it. I have 2 properties with a 725 HOA monthly and 1 property I have has an HOA of 850 ish. They are my 3 most profitable properties and all 3 cash flow exceptionally well... all in PCB.

@Young Nguyen I have had tremendous success in PCB and have found the ROI to be outstanding. There are a lot of factors involved to get that return however. With that said, the inventory is very low right now and prices are at a premium for sure so it's difficult to find a deal.
