Columbus Ohio has a lower barrier to entry for purchase prices and if you’d consider moving here you could do an owner occupied house hack for 3-5% down

They are hard to find but you need to have good local relationships with agents, wholesalers, and deal sources to find these properties. You won't find these on the MLS.

Everyone has a different spectrum of real estate, only do what you feel comfortable. There's a lot of petty crime in Short North as well but its arguably one of the nicest neighborhoods in Columbus. You need to pick and choose your spectrum of comfortability.

It really comes down to your personal risk preference. More debt is more risky and pricey, but you can scale more quickly.
Columbus Ohio is a great market, although it’s getting tougher to find 4 units for $200k in decent neighborhoods.

You can find those in B class neighborhoods with those $350k+ sale numbers, it’s a little bit tougher in B-/C+ neighborhoods to get those sale prices on the finish end.
I personally do not see too many ground up developers in my circle because of the risk/team demands. Most are buying below market value with value add to the existing property.

Columbus Ohio is a great Midwest market with appreciation and cash flow. There are a lot of strong growing cities in the Midwest with great returns and growth.

All can be remotely and out of state, but just make sure your CPA is comfortable doing out of state tax returns because there’s nuances of city taxes that some CPAs won’t know.

People do it, you see it a little bit in more desirable neighborhoods to live in but I know people who do that in Hilltop, Frankinton, and Linden and it provides them with a good experience from a real estate and life experience perspective.
