ERA has affordable contractors that most people really like, and for the small 10% fee it’s worth it. I’d try to get a boot on the ground who can keep track of the timeline and verify scope of work.

In the $400-600k range you can find some good B and A class properties that will appreciate steadily but will cash flow a bit less. You can find some cheaper C class rentals around the $60-70k/unit. Columbus is a great growing market

I don't but I know a lot of agents who do. I recommend to join your local facebook investor pages in your market and you will see the players.

Congrats! I’d recommend getting 3 opinions on anything you do...I.e interview 3 property managers, 3 contractors, etc

It's important to have a clear delegation of duties & to plan for a dissolution in a worst case.

Hey Mario, the VA loan is pretty strict on property condition and they require no peeling paint, move in ready, etc to receive the loan on it. I've never had a VA appraiser flag anything with my experience but it's always been on decent shape duplexes.

So overall you won't be able to do a typical BRRRR, but if you buy a turnkey 1-4 unit you'll essentially have $0 in which is basically the goal of the BRRRR!

Columbus is a great market with lots of opportunities. Happy to connect you to some good resources locally.

Most are terrible, then there’s a few that are half decent. Don’t expect someone to manage it like you would manage it, it’s an investment in their eyes and it’s hard to switch that frame of perspective.
