If it’s a good deal buy it and figure out the tenant issue. Tenants come and go, equity builds over time

Lots of the western markets are hot now such as Denver, Austin, Phoenix. Many midwest markets are very hot now such as Columbus, Ohio where I am located. Houses are selling for double for what they were bought for 3 years ago in transitional neighborhoods.

Great idea! I would find local real estate Facebook groups in your area and share your services and portfolio. I'm sure investors, agents, and stagers could use your service. Best of luck!

Read the book on long distance real estate investing by David Greene and see if you’re comfortable with setting up those systems in a foreign country. It’s definitely more risky, hence the greater returns.

Some lenders allow you to purchase as a “second home” but limit you from renting it out per the loan terms.

Make sure when you’re talking with lenders you make it very clear that is your intent, some lenders will have portfolio products to assist you.
