 You'll want to underwrite it based upon the property location, condition, and rentability.

You could get a good business landlord liability insurance policy + quitclaim the deed into an LLC.

Regarding the expenses as personal vs business, if the property is not currently a business asset then it would be hard to argue that those are business expenses. Instead you may want to wait until you're "occupying your house in florida" and then complete those business repairs so you can write them off properly. A CPA would know best here.

Most large trees average $1000-1800 per a tree to remove.

 I normally recommend to use a property manager who is experienced in the government forms, inspections, and timelines associated with section 8. Section 8 (CMHA in Columbus) can usually command a premium of rents but isn't always super simple.

 Are you using a property manager? A PM should be able to knock on the door and strike up a cash for keys agreement.

Otherwise just engage an eviction attorney, post a 3 days notice for failure to pay rent assuming they're not paying, and then evict them.

@Appy Jagpal I have found most investors estimate 5% of gross rent as maintenance and 5% of gross rents as capex. This can go up or down depending how turnkey the property is.
