House hacks locally are always a phenomenal investment. Then from there you can evaluate investing out of state is my opinion

There are several areas that work great for BRRRR and everyone has their own opinions. In general I think B-/C+ and C areas will do the best due to rising rates and wanting more cash flow.
My top B-/C+ areas are Milo Grogan, North Linden, Southern Orchards, Reeb Hosack, South of Main, and Franklinton. My top C areas are North Hilltop, South Hilltop (south of sullivant), Whitehall, Driving/Deshler Park, and Linden.
I can send you a more detailed breakdown of the B-/C+ and C areas on a map too.

Columbus is a great market to invest in. Dayton is also a good sub market too.

You'll want to underwrite it based upon the property location, condition, and rentability.
