Hey all, I am a broker and property manager in NorCal and I have a client who is interested in investing in Columbus Ohio STR... Any real estate professionals here who can 1) confirm if Columbus is still thriving for STR and 2) can help my client identify and acquire a viable property?

Is there anyway to search online through county records or other means to find the addresses of every multi family zones property in an area? Im trying to find every single address of multi family properties not just ones for sale or recently sold.

I posted about two months ago asking for advice on areas to invest in as my husband and I have been able to save up and are ready to purchase our first rental. After weeks of research, I think we've finally agreed that we'd like to start in Ohio. We set up a 90 day goal. So I am hoping to connect with some people who can give us advice, maybe build a team with experienced realtors, lenders, property managers, contractors. Anything would be appreciated!!

I purchased this tri-plex property as a BRRRR in March 2021, completed the renovations on all 3 unit interiors as well as the exterior in August 2021, completed the refinance in October 2021, and have been cash-flowing this property since. Rents are currently $850/month for the middle unit, and the two end units are vacant and ready to be rented. All units are separately metered for water/sewer by a submetering company, and tenants pay for the gas and electric as well. Offstreet parking assigned to each unit. Gross income in 2022 was $25,610. Perfect investment for a remote investor looking for a cashflowing property with appreciation potential (see $20Billion Intel and $7.8Billion Amazon Web Services investment press-releases) and I am now wanting to diversify my portfolio by investing in mid-term rentals for traveling nurses and short-term vacation rentals, so I am willing to part with this property.

I am looking for a mentor in real estate development. 

I have commercial real estate sales and leasing experience and have worked as a leasing agent for a large real estate company.

I am interested in learning more about real estate development and I need an excellent mentor.

I am great with technology, marketing, lead generation, and AI tools like ChatGPT for real estate investors.

I would be grateful if you could provide any advice that you think would be helpful.

Currently looking at two properties that are both apartments

One is a 4 bd 2 ba for 460K for 82 days on market

the other is a 10 bd 10 ba 650K for 19 days on market

These are both for sale by owners, so the question I am asking is when buying a property from a landlord such as an apartment building what are the right questions to ask to make sure I get a good deal and you're not getting screwed over?
