Buying a 1-4 unit that cash flows and appreciates a lot in Columbus, Ohio would be a great strategy. You should be able to find some 1% rules in B-/C+ or better areas here.

Cincinnati, Dayton, and Cleveland should have the most cash flow but you can find some great cash flow and appreciation hybrid properties in Columbus. Be careful on the C/D class "cash flow hamster wheel" where you turn over the units every 6 months due to evictions, and have them sit vacant for a while waiting for good tenants, and have to keep fixing them up to attract decent tenants.

All of my out of state clients have hired a local attorney here and formed an Ohio LLC to close. I'd ask an attorney.

Redfin pulls from local the local MLS which is mostly residential. Loopnet pulls from backend of Costar as an additional paid service where agents/brokers need to pay an additional $75-100/mo for it to show up on Loopnet. It is free to list on the back end of Costar.
I have found my best properties off market for myself and my clients. Networking with good investor friendly agents is invaluable.

As others said above - a new roof may reduce your annual premium so would be good to notify them.
Also going from owner occupant to investment property requires a different landlord policy with additional liability coverage so definitely convert that to the proper policy.

I'm happy to share over some referrals. I know two PM's in Columbus recently sold which is tough as a client. I like Donny at ERA Management a lot for all property types.

Like Mike mentioned above, it depends on the deal and partnership. If one partner is bringing all the design, construction, project management and the other agent brought the deal off market and everyone split the financials 50/50 then that is one scenario. In this scenario is the construction partner doing everything for "free", or for "reduced rate" or for market rate. I think if the realtor matched the pricing that the construction person did then it would be fair.
But there are two sides to a realtors job, the acquisition and disposition and only one to the construction side. So that needs to be addressed too. End of the day its whatever each parties agree to being fair and scalable. If one party is upset the whole time it won't work long term.
