 Very nice of you to put that up for people. But definitely get 2-3 flippers to work with and then send them these deals. Not sure you'll get much, maybe a few hundred bucks at most in 20-30 days. (might be better off U'bering ;-) )

#3 on your list just expired off the market, its a total teardown. #6 is currently listed on the market in the low $200s with a realtor.

The towns that dot A1A are a mess of laws and conflicting regulations and as such I've just stayed out of it entirely but only buying and renting in unincorporated Brevard County.  

I totally agree. Ormond Beach is more strict than Daytona Beach which is more strict that New Smyrna Beach. etc etc. 

Still, beachfront or 'beachside' is what it is, and unless a hurricane destroys the town, it probably won't ever go down in value (barring anymore mortgage meltdowns)

I have been trying to follow the events of the lawsuit from afar, but was hoping some people closer, maybe even involved, might be able to give some details as to where they believe this might be heading.

Hard to tell because of the old guard still running the town. They tried banning spring break and that backfired. So instead the Desert Inn got demolished for a luxury property that won't be catering to Spring Breakers.

Tons of cheap homes near the beaches right now that would be ripe for short-term rentals. Could transform run-down Daytona into the next Anna Maria Island. 

I have investors buying good properties now - some already furnished and being rented short-term, others just have long term tenants in them. 

I mean, $200k for a furnished 3 bedroom, only 1-block to the ocean, where's the risk? :-)

Not if you use a realtor and rent something that is listed on the MLS or from an actual apartment building.

You mentioned Craigslist - why on earth would you do anything on there?? especially with regards to Real Estate...Maybe If i was having a garage sale or selling some baby furniture, but that's it! :-)

 I thought the new law changed the capital gains exemption from 2 years out of 5 as a primary to 4 out of the last 5? If not, great for all of us down here in Florida :-) 

Definitely call a CPA regarding your friend. If they have a broker doing a CMA, they should know the laws for your state and should be able to recommend a Q.I if she needs one.

 Get a Real Estate Attorney and have them do it!!! It can very complicated and/or risky doing it by yourself!

I do relocations all the time here in Miami. Everything is e-signed. Deposit is wired, balance is paid at move in!
