Would suggest reading "long distance real estate investing" by David Greene. Im still a rookie but thought the book was extremely useful in discussing what are the keys to success in out of state investing.

Wouldnt an umbrella policy in addition to insurance on the rental property sufficient?

i joined BP few days ago because watching his youtube video inspired me to start learning more about BRRRR, and i found this site after doing some searches :).

at least he got me motivated.

I joined BP a few days ago, been reading a lot and definitely finding a lot of good info about huntsville and seeing a lot of folks that have had really good success with it. Thinking to make a trip out there in a few weeks for the first time and check it out, would love to hear what you see/learn and we can share notes on it.

Thanks @James Gates for sharing. I also live in Cali and been debating how to make use of the HELOC on our primary home. Have done quite a bit of research on Huntsville and starting to arrive at the same conclusion you have, that Huntsville is a good location for opportunity. Would very much like to ask for any referrals you would recommend so i can see if i can have them as part of my team, wholesale, contractor and property management.
