That's awesome that you've decided to take it a step further and start door knocking. I'm actually starting a door knocking campaign this coming week for the first time. But I'm targeting absentee owners that still live in my city. It's something that I will do on a weekly basis, and feel it's defiantly not where the crowd of other wholesalers and investors are, because everyone else is sending letters or post cards. So by separating yourself from what everyone else is doing will give you an awesome advantage.

I just have a quick question regarding cold calling. Its something that I'm interested in putting into my business and I'm curious how some of you fellow investors are getting in contact with sellers. Are you using a source to find these numbers? Are you using a phonebook ? are you searching peoples facebook? Are you using public records? There's multiple ways to do it, but what works best for you ? and why ?

Hey bigger pockets family, I have a potential investment property on Lake Arrowhead Dr, in Maybank Texas. Its a mobile home with 3 bedrooms, and 2 full bathrooms and in pretty good condition. A double wide with a motheroom in the back and a garage on the side. Its also right next to Cedar Creek Reservoir. With that being said, Are there any investors that operate in this area??? or any wholesalers looking to partner up to get this deal closed??? Let me know if anyone is interested or know someone who may be interested. Thanks

This is a awesome deal that only a few buyers will get to look at. If you are a buyer in Dallas then reach out to me, and you will not regret this deal. I need to sell it quickly due to the owners situation. so only "serious cash buyers" can have the consideration of viewing this property. You can email me at [email protected] or call 972-755-9807

BiggerPockets or post a craigslist ad saying your looking to connect with a wholesaler in a specific city.

You can reach out to real estate agents, and ask if they have any investor cash buyers in their network.

Hey Everyone, I want to ask a short/simple question for all the cash buyers in Dallas. Even if you are not from Dallas feel free to pitch in. Do you ever get offended when a wholesaler like myself asks you for a proof of funds? I run into some cash buyers that I've never worked with before, and when I ask them that simple question they seem to get offended.
