The fixes and updates are not that much money.  I would do what you are thinking.  It won't take much time and the costs are small really.   Sets up goodwill with the tenant.  Later do the rent increase.

Thank you all for your input.  I will move ahead on the increase.  Probably a 10% which it sounds like everyone is in agreement with.  Now to figure out hi ow to approach them.  What is typical?   Letter, phone call etc.  The insurance did increase and now that the market is rebounding property taxes.  Since I haven't been in the property for a look I will schedule one and look for some improvement or ask for their input.  Any more thoughts?

I would like feedback.

I have a SFH and the same tenants have been there since 2010.

I have never increased their rent.  They ALWAYS pay on time.

The current rent is $1,200 per month.  The current Zillow recommended

rent for that area is $1,450 per month.

What would you do?

I agree with all.of Scott's post.  I also like what Mike said, get the lease signed and a security deposit from them.  What ever you both agree on.  They sound like tenants who hold to their agreement. 

I have a similar situation currently.   The tenants have gotten divorced since signing the lease.  Now they are in month to month.   She has always been late paying but does pay each month and will send me a message telling me the day she will pay and always does.  I hate to give her notice but.all my other tenants pay on time.  She is not being paid child support and is going back to court to have the support deduction from her ex's payroll check.  We could get more rent each month for this property. How would you handle this situation? 

I use Quickbooks Desktop and use the Intuit Payment Network (IPN).  I create an Invoice, email it to the tenant which includes a payment link.  They respond by clicking on the link and authorize a payment from their bank.  I only accept the direct payment from their bank.  I do Not use credit cards but there is an option to.  It costs me 50 cents per tenant payment which I feel is a real bargin.

Close foundation vents, check gutters and clean if necessary.

We ways do a neutral color.  Sorry, would have painted it myself a neutral or not have rented the house painted orange.

I use Quickbooks desktop and use the Intuit Payment Network.  They pay by bank debit.  It costs me 50 cents per payment .  Well work it.  No looking for he check in he mail.  No going to the bank to make the deposit.
