hate on one of my properties the lease is signed for $1,250.00 per month.   If rent is paid on time they pay $1,200.00.  It is a built in late fee and works beautifully.   They feel like they are getting a $50 bonus in their pocket each month.  I didn't verbally tell them this when they signed the lease.   They had to read it to find out.  This let me know that they read the lease .  This was my Mother's house and helped fund her assisted living monthly fee.  I inherited the house and the same tenants are still there.   My husband and i have purchased 4 more rental homes since.  He will not agree to do this for them.  But i would like to. 

I use send a soft reminder like.  I haven't received your check in the mail and just wanted to make sure it didn't get lost in he mail.  ... I send a text.  It could be that one thought the other paid it.  If you have a good paying tenant give them the benefit and just send th e friendly reminder.

How about the backs and underneath side of the shelves and back?

We just closed on a buy and hold SFH which was built in 1966. The inside of the cabinets looks like tsomeone site built the cabinets. Some raw wood, some painted wood. We do plan on repainting the outside of the cabinets but can't decide what to do with the inside. As my google search returns comments that painting the inside of the cabinets is a horrendous job. Any suggestions? I would not want to put my things in those cabinets!

l do have a clause: 

1. PREMISES MODIFICATION:There is to be no painting, decorating, gluing, wall papering, placing of hoods in the ceiling, carpeting, outside additions, buildings or modifications, or any other material changes made to the leased Premises without the permission of the LESSOR.

I need verbage for my rental contract which would make it clear that painting or sticking phrases etc on the walls is prohibited.  Great tenants just moved out and we found the property on excellent condition except for the phrases "health happiness and family" painted on the wall at the top of the family room vaulted ceiling and. A Shakespeare phrase painted above the kitchen sink.  Both are painted on the wall with black paint.  When we bought this house it was a pain to get the stickers off the wall was were phrases.  Lol seems that this house has a message.
