@Jacob Bindler thanks very much for the reassurance. I'll be getting in touch with some real estate agents soon to get their input. Its a great house, but some work is still being done on the floors so i haven't been able to post really nice interior photos yet. Maybe that's the biggest issue.

Hello! I am for the first time trying to do a "for sale by owner" sale to sell a family home. I posted the house to Zillow, but have not had contacts yet. I wonder if the price was just too high at first (we lowered it) or if it has something to do with being listed as "for sale by owner." Does anyone know if this title is detrimental? Any tips on how to best sell a home in Carson City, Nevada, in this way? Perhaps it is just the nature of the market in this area - but I am unsure. Any guidance would be helpful. It is a large family home with amazing views and a few acres - really a nice place.

Hello! I am a current home owner in Washington, DC, Fort Totten neighborhood. I have owned for just over a year, but I travel a lot for work and am considering selling if the value has gone up some, which i think it has. But, I hear new build is going in (and i can see it being built) by the fort totten metro. I wonder if anyone has information about the projections for real estate value growth in the next 6 months to a year. I am trying to figure out if i am crazy to sell in a few months, rather than hold on to it for a year or two and see the neighborhood skyrocket. I am hoping that will happen sooner than later - thoughts on Fort Totten?

@Jenna Y. thanks so much for the link! Such a great concept they have going and nice to hear it is doing well too! My dream is to have something like this in the bay, maybe with travelers and locals, would be such a fun vibe (and make some money too!)

@Ben Brunetti Thanks for the note and great to hear you would like to join our group! Sounds like there is a good deal of interest so I'd like to get started as soon as I am back in the Bay. I'd also love to learn more about this West Bay tiny house community. Perhaps we could meet for a coffee/drink mid march? Your idea of the tiny house hotel with all the different types is great!! I can totally picture it and think it could make some decent $$$!

@J. Martin it is so great to be acquainted. I would love to meet in the Bay and chat with you. I hope to be back mid March. Very exciting that you have a plot in mind in Oakland. And I completely agree with you that this type of development needs to be done in the urban areas, rather than rural. Rural might be low hanging fruit for regulation avoidance, but the urban areas have a need and I believe a demand - we just need creative minds to work through the regulation fog until we make it to the other side :) It sounds like you have some great background and perspective and I very much look forward to learning more from you!

@Anya K. Thanks Jerry for the post! I am a huge tiny house enthusiast and am exploring a build in the bay area of CA for a tiny house village/park. In this area there is a big demand for it (though of course regulations are still a challenge). A village is going in around Sonoma, CA, but there is big need for one in the Bay. For example, there are meetup groups about tiny houses with hundreds of people, and there is one event being held by some folks thinking of building a tiny house village in the Richmond area, and the talk itself already has a waiting list of over 50 people. And yes - renting them is just as interesting as owning I'd say - if you have airbnb, check out this tiny house rental, at $1,600 a month, not too shabby: https://www.airbnb.com/rooms/289942
