Janine Covello sounds like a good deal, some are worth waiting for. If the duplex can bring that good of return, minimum repairs and under market value. Ball is in your court if you don’t mind handling an eviction or send an addendum to the contract asking the seller to evict tenants. Are you willing to negotiate costs incurred for eviction...either way know the law on eviction in that state.

Mary Ann Casey Unfortunately I have seen this happen too many times. 14K is a lot for damages but you’d be surprised how some people can tear up a house in such a short time. The property Manager is right in the sense it would be a waste of time trying to reclaim any damages. Also sometimes these people manage way too many properties that they cannot give you personalized service. At this point you should cut your losses and move on. I’d be interested to speak with you further as I am looking to expand in that market.

Rick Pinney I just did an eviction yesterday. If you cannot be there you will need a contractor/locksmith or point of contact you trust to secure the property once the tenants/items are removed. So the answer is no you don’t need to be there. This is my experience in Michigan.

@Michael Arnold I've heard nothing but good things from people who invest outside of Detroit. These cities are Ecorse, River Rouge, Lincoln Park, If you're considering Detroit but don't want the hassle of high turnover tenants but you want quality property good neighborhood, I have something now I would seriously consider.
