@Casida Caines, I asked because you may want to ask your agent if they would reach out to the appraiser.  The lender's policy was that they could not reach out directly to the appraiser so know one was following up with him.   I explained to the appraiser that the deal should have closed and he submitted it the day after I called him.  I was extremely nice and begged for his help, but it worked.  It still will take underwriting around a week once they receive it but it helps to speed it up.  At least in this particularly case it helped.  Your agent also may want to call the sellers agent daily and update them as much as possible. When it happened to me on the selling side, this allowed me to tell my seller as much as possible and keep reminding them that it wasnt the buyers fault.  When we got to the closing table the sellers angry was directed at the bank and not the buyer so it made it a little better.  Best of luck. Its a really stressful when it happens.

@Casida Caines, unfortunately it happens like Brian said check with the lender and find out what the issue is.  Both times it has happened to me, it was due to the appraiser not getting appraisal back on time and it pushed everything back.  Are you the seller's agent?

@Account Closed, this depends on your states laws.  In Florida you cannot have any ownership in a brokerage if you are not a licensed broker.

I would remove the door frame, caulk and paint where trim was and install barn doors.

Hi all. 

I love love being an agent and Property Manager but some days I feel like it consumes me.  While I am not feeling burned out, I could see that if I do not make some realistic schedules, I soon will be.  So here is where I am at, I am a Property Manager from 9-5 so I have a good bit of flexibility. I can show properties whenever I need to but of course most of my showings are after business hours and on weekends due to my clients schedules.  I found myself Saturday night responding to leads, sending listing and emailing clients until 2am Sunday morning and showed homes all day Saturday and Sunday.   

Please do not think I am complaining, because I am not trying to and absolutely love what I do!!! I have been in real estate for many years but am a new agent (started selling in May).  I am having an issue determining how best to balance my schedule.  In addition, as a new agent, I am trying to get my name out and am working extra hard to service clients so the pressure is really on.

With all of this being said, any advice on how to schedule and what limits to put in place?  And what criteria do you use to say to a client that another realtor may work better for them?
