@Louis Trinca, sounds good. I would definitely use FHA then. You can purchase up to 4 units with FHA and usually you have to live there for one to two years. No the FHA loan is not specifically for first time homebuyers. I am not sure if everywhere has the first time homebuyer program, but that program is specifically for first time homebuyers. With this program the buyer takes a course and their down payment is paid by the program. This is a second loan against the property and is only paid back if the property is sold (paid at closing).

@Russell Holmes, every deal is different and with each one you learn more and more so don't bet yourself up.  

Heres what I would suggest for the future.

I normally only give a seller 24 hours to respond to an offer and in some instances have given less.  Hold firm on timeframes as this helps your client. Of course, sometimes there are valid reasons for a longer timeframe, such as seller or listing agent out of town, sick, etc. But shorter is normally better.

If a listing agent withdraws and a seller tells you the five properties are under contract thats a huge red flag.  

If listing agent and broker are not trying to get the deal done for a seller there's a huge issue.  In many cases, if you ask the agents they are going to tell you whats going on.

Sounds like the seller believed he knew more than the other agent.  Believe me when I say that 99% of sellers who do this to one agent will do it to you and they will tell everyone they know that your horrible.  If they change agents within a few months, then there is an issue.  Listing contracts are the brokers so if it's an agent issue then the broker can assign a new agent in their firm. The broker can chose to terminate the contract or the seller can but even in this case many will still require payment if the home is sold during the timeframe the listing agreement outlines. 

Did you have a contract with the seller or did you put something in the contract stating seller would pay your commission? Just wanted to point out because if not make sure to put in the contract for the future.

It is also not uncommon for investors to waive inspections.  I have closed deals in as little as three days.  Many investors are willing to close fast if it includes this kind of return, as long as they have clear title.  Waiving inspections can be a huge negotiation factor so I wouldn't suggest dismissing that idea for future contracts.  

Overall it sounds like you and your client dodge a bullet here.  Best of luck with future contracts.

If the library doesn't work out, you're welcome to use the clubhouse at my office.  Located at 2415 Old Saint Augustine Road.  I only have seating for about 6 but can bring more in if needed.  Space will accommodate about 20.

There are deals in Tallahassee but they move fast and usually have multiple offers.

Yes most people do want to see houses after hours but showing is just one small part of it. You have to meet inspectors, contractors, appraisers, attend closing, surveyors and stay in touch with lenders, etc. Most of these items are done during normal business hours. If your job is flexible then it's a good way to get started but if not it can be more difficult. I would suggest having a partner that can help you with those things. Good luck.

Hi Brandon.

I used them to get mine.  I had no issues with the program. Like any online program it requires a lot of reading and teaching yourself.  I recommend them to my sister and she just completed her course, so I would also recommend it to you.  I highly recommend that you purchase the book that is not included in the price of the online class.  The book allows you to expand on the information provide.

Yes this happens.  When its happened to me, I have asked my broker to help. I will have him represent one of my buyers and me represent the other to ensure that the others offers aren't known.
