@Max T. What are u talking about? SFH is much more risk than a multi.

If you have a vacant sfh - you are paying money on expenses.

If you have a 10 unit multi and theres 1, 2 ,3,4, 5.... vacant units, you have another 5 breaking you even!

In my area buying 40 units building go for 5 million, and if you are lucking you might get 15 sfh for same price.

It is a time saver too since it is all under the same roof.

More doors - more money! Its a numbers game

Theres no doubt that multi family is the better

@Erich Bradburn I would do a multi, your next step should be duplex/triplex/quadplex or even apartment building, the more units the better

@Inemesit C. Get an appraiser to get you the exact value of the house, if it is worth 500k and you are getting it for 370k absolutely go for it!

You can sell it and make 100k profit instantly, and this is the worst case scenario,

If you live in Brooklyn you will not find those kind of deals and you know it, maybe a 10k discount on a 500k property if you are lucky, take it fast fast fast.
