Any investors that are exprienced in both markets? What is the advantages and disadvantages for both markets? if you would to choose one which one will it be?

Looking to rent and hold and to get as much cashflow possible for my dollar.

I had a place I rent a 4 bedroom apartment.

I put it under my name only because my friends have ****** credit.

So as a person that done that before, I can tell u she will have other people living with her for sure.

@Timothy Duggan I’d be so mad as a tenant that u ran my credit on a price agreed on and then increase it to 2000$, people lost points to do credit check

@Mark Lira I think what he means is that lets say rent is dues in 1st til 4th you get a discount if u pay the 1st. And after that penalty honestly not a bad idea.

@Denise Evans they are really really slow, they say that it takes them 3-4 months to send a price quote, I have applied for many properties a year ago and haven’t got the quote on yet..

And its not the properties got redeemed or purchased by someone else they are still on their list.

Maybe they give low preference for out of state investors? Lol Idk what am I doing wrong.

@Christopher Edward I agree I would go for it, just try to go fo refacing instead of replacing, there are so many youtube videos about this, a property doesnt need a new door when you can lain the existing one, paint the existing cabinets and the floor instead of replacing.

As long it is not a HVAC plumping electrecl roof issue you should be good.
