@Walt Payne  i got the list directly from tax assessor, all it contained was; property address, mailing address, owner name, property description.  do assessor keep track of the amount of equity in a property?

@Walt Payne   it hurts to hear that.  the mystery of not being able touching these other prospects is tough.  also is there a better way to determine equity other than looking on the tax assessor website and seeing how long they've owned the property for?

I have a absentee list with over 10,000 entries.  I've been mailing to one zipcode but that still 5,000 entries.  I can only afford to mail 300 letters a month.  That'll take me a 16 months to finish just that zipcode!  How can i be more efficient and cost effective with this list?

Hello BP world, i got a quick question.

I've had some challenges in finding out WHY a seller is selling.  The convo is flowing and then i'll slip that question in.  Once in awhile i have some avoid the question and continue the conversation.  I'll let it go and then circle back to the question again later with no avail.  

How do i over come this challenge?  What should i say? How should i be saying it? Knowing why would greatly improve my odds in negotiation.  Thanks in advance!

I want to shift my marketing efforts to become a farming business.  How should i contact divorce and probate attorney to setup a referral partnership?  

Should i email or call and tell them I'm an investor, refer your clients to me and i'll share the profit?  I don't know how they work and what they're procedure are.  Any ideas???

You guys are amazing.  Thanks for steering me straight and for the different perspectives.

I didn't want to believe it but I needed to accept the cold truth.  If it's not a deal, don't force it.  

On a side note, this was my first post to the forum and I am blown away by the support this community gave me.  Thanks again!

Here's the scenario:

I am a new investor. I found a lead from my probate list. Found out that there is a lot of equity in the property, Seller wants to sell, but we can't agree on a price. I want to wholesale the deal but the numbers won't work. Seller said house is in decent condition with no major repairs, but I haven't been to the property so i don't know for sure.

What are my options? I feel like there's a solution but from my limited experience I can't come up with anything. Help please!
