When dealing with a seller sometimes it's hard to get them to give you a starting price. What are different ways to ask them the same question until they crack? Or what strategies do you use to get them to say a price?

What are kind of different price drop techniques do people use to negotiate?  I know of one or two, but I'm sure there is others out there.  Please share, i would love to learn more!  Thanks in advance.

 Simple: I wrote several books establishing me as the expert, hired a public relations firm in Century City (Hollywood/Beverly Hills area) and arranged to get booked as a speaker at the Bar Assiciations and legal events. 

 Oh that's it?  Should be easy enough, haha.

What is the best platform to market your wholesale deals??  i know of adobe slate and constant contract?  anything better or cheaper???

I am just curious to see what other people process is for hiring bird dogs and keeping them motivated.

I post an ad on craigslist, with compensation as 20% of the deal $500 minimum $1000 maximum. Then do a phone interview to explain to them what a motivated seller looks like and how to find them.  then I send them on their way. 

Is this generally what everyone is doing??  Maybe someone is doing it better or have a process they'd like to share with me?  Thanks in advance!

Does anyone know an effective to market for bird dogs?  I've thought about posting it on Craigslist.  Any other ideas??
