Purchased 10 distressed, foreclosure properties, rehabbed last 2 now got them cashflowing

Another update on this project.

Rehab completed.

Glad I decided to keep this property as in a rising market you will make more money if demand continues, and this is what I am seeing in Bagley.

I had my realtor/property manager view this property and she believes we could now achieve $120,000, this is with rent ready rehab ($9000) I spent. It would achieve more with a retail rehab but not ready to go down this road just yet.

The strategy now is to rent it out and just hold while prices continue to rise

Rents for $625/mo

PM found a squatter, stole copper and needs new hvac.

New rehab cost $16k

Total in $34k

Pm placed section 8 tenant after 1 week

Cash flow =(No loan) $560/mo

Guaranteed rent check - section 8 is awesome for that. Pm deals with everything, I will never actually visit this property, high rental demand area, will never appreciate, and I sleep good at night.

 I am currently bedding my last 2 rehabs

Both just competed

My plan is to firstly ensure that my assets are performing, by this I mean cashflowing

I will then target growth/appreciating areas in Detroit

 Atlanta inventory is very low unfortunately

Start with meeting with the local investor groups, believe there is one in Buckhead, this is a good way of networking and learning
