With home values rising by an average of more than $16,000 in the first quarter of 2018 but affordability dropping as mortgage rates get higher, the personal-finance website WalletHub released its report on 2018's Best Real-Estate Markets.

Detroit ranked 300th overall and 63rd among large cities. Here's a look at how the city fared:

Health of Detroit's Real-Estate Market (1=Best; 150=Avg.):

  • 270th – % of Homes with Negative Equity
  • 161st – Job Growth Rate
  • 93rd – Foreclosure Rate
  • 288th – Number of Unsold Homes Owned by Banks (REOs)

I purchased foreclosures in Atlanta at around $35,000 requiring on averafe $10,000 rehabs. Purchased 12 of these in 2011 today each worth sround $200,000 renting for $1500 per month

Today doing something similar in Detroit, paying around $32,000, renting $800 pm

Yes, agree money to be made sm loving the cashflow and now we are seeing markets rising

We always seem to want more, is it human nature???

Although I have a rental in greater Tampa area (Riverview) with a realtor and a PM, I keep reading that Tampa might not be the best to invest (as date of this post, 2019). I keep reading articles and forums and blogs with such a mix of information, I’m lost!

WHICH MARKETS do you have experience on that still have affordable properties but good rental prospects and equity growth?

Detroit?

Atlanta?

I have been playing in Atlanta since 2011, this has been a great market for appreciation and cashflow. However I think this market is coming close to peaking and very difficult to find true cashflow as prices have risen so high

I am also playing in Detroit market where this market is starting to rise and you will find affordable houses which will cashflow

This market is what I would recommend today for appreciation and cashflow. Prices wont stay at this price point

I understand investors can source finance now but I believe $50000 each property??
