I would start by asking what they want for the house. Find out what the comparables are, get a Comparable Market Analysis to find out what the home is worth and work from there. Get estimates on the repairs so you have an idea of those expenses. Consult with an Attorney to discuss the legal aspect of the sale. Let me know if there is anything I can do to help.

While I'm not sure on the data we've actually seen an influx of people moving into San Diego from other areas. A lot of the public figures that are leaving California live and built their business in and around Los Angeles. Having previously lived in LA everything they mention is true. What we do have in common with LA is the outrageous taxes. LA is one of the most expensive most populated city in the country. I think there will be continued movement especially out of NYC and LA as more people are able to work remotely.

Anthony,

Tenant screening would be exceptionally important when having that many people live under the same roof. If you have the personality for it living there and house hacking would give you the most yield. Implementing this strategy during the pandemic could be difficult but not impossible. There are still a lot of people who just do not feel comfortable sharing their air space with others. North County would be nice but will be more difficult to find something that makes sense.
