Welcome to BP and nice to meet you on here! I also made the move from Los Angeles to San Diego and haven't looked back. I think you will be happy with this area. San Diego is a competitive market but people are getting offers accepted all the time and closings are happening every day. A lot of the places you would want to invest out of state are competitive also with properties getting multiple offers and selling for above list. I would give the San Diego market a chance first since you are going to already be in this area. Consider house hacking and rent out a room or two to help pay the mortgage. Look at duplexes when you would live in one side and rent the other. Another option is to find properties that need work where can live there, get a great interest rate and then sell or rent out at a later time. Look at and run the numbers on as many properties as possible. Know how to quickly spot a deal and write and offer when you are ready.

Purchasing properties out of state can be done. Doing it successfully over a long period of time is more difficult.

Nice to meet you on BP. San Diego can be great place to invest. Since you are just getting started look at as many properties as you can. Run the numbers on as many deals as you can. This will help you quickly spot a good deal when one comes along.

Welcome to BP! I agree mostly with what has been said and that finding a job is probably the most important thing to tackle before purchasing another property. You do have a lot of equity in your San Diego home that you could eventually leverage. I would secure the job and work on building up your cash reserves. Welcome to BP, nice to meet you on here! I have invested in a fair number of deals out of state and they have done pretty well. I also know people who got burned on deals. Make sure the numbers look good and you have a great team in place. As mentioned I would consider trying to find something in or around your local area first. If you're open to the idea of house hacking that can be a great place to get started. Live in one bedroom and rent out the rest and let your tenants pay for the mortgage. This allows for cash flow and the opportunity of appreciation. Let me know if there is anything I can do to help!

Cash flow opportunities are tough but not impossible here. House hacking works really well for some investors. Buy a single family or a duplex and live in one of the bedrooms or in one side of the duplex and rent out the rest. Reach out and we can discuss further.
