Hi @Charles Mead, welcome to BP. With 50k to invest you could find a property, fix it up and rent it out or flip it in a few years. When calculating your return I prefer using ROI or COC. As you mentioned owner occupying the home will give you the best rate and terms when it comes to the loan. Let me know if there is anything I can do you help. I'm seeing opportunity all over the county including Oceanside, east county & Temecula. The key in today's environment is getting creative and finding value in properties that other buyers missed. I sent out a few properties to my investor clients yesterday that included new listings with a lot of upside potential.

I usually have a general inspection and scope the sewer lines at a minimum. Ask your general inspector and realtor what else is recommended for that area and type of home.

I can almost guarantee my bookkeeper will give you some of the best rates around. Shes been easy to work with and charges a lot less than I was expecting. I personally didn't want to have to deal with learning and using Quickbooks. Send me a message if you are still looking.

Welcome to BP! There is always a demand for single bedroom units here in SD. I've been showing my investor clients a lot of properties in Oceanside. It's one of if not the last SoCal city near the ocean that is way undervalued. There is going to be more demand for a 3 bed 2 bath but 1 bed 1 bath units are still selling. This year around 90 have sold for an average price of $423k. Let me know if there is anything I can do for you.
