House hack where you live. I don't think there is a "best" market for house hacking. It's a great option for those looking to get started investing in real estate while keeping your net cost of housing down. Find out where you want to move and then found a house to hack.

Look at what similar homes are renting for now to see if it makes sense. If the numbers are not penciling out now will they in the future? Make sure you have multiple exit strategies in place. Overall I like the Temecula market and it should see more buyers moving up from San Diego as they are priced out and able to work remotely.

Welcome to BP. Hopefully you guys understand how fortunate you are to be in such a great position right now. Being able to secure a rental property for 80% of market value sounds like a great opportunity depending on location and condition. This is your "unfair advantage!" As you mentioned qualifying for financing without income likely isn't an option. I would recommend seller financing.

Welcome to BP. Selling would likely be the easiest but growing your net worth and accumulating wealth takes time and discipline otherwise everyone would be millionaires. Whenever possible I recommend trying to hold onto property, especially in a high appreciating area like San Diego. However, if it makes financial sense, has a better ROI or you want to realize your gains in your current property then I would look into selling it. No 100% right answer just depends on your current and long term goals. Let me know what I can do for you.
