Murrieta is a great area. Close to Temecula, a little more affordable and is known for being family friendly and has highly rated schools.

This is a very situation specific question and depends on many unknown factors. Having said that, I always recommend investing local whenever possible.

Welcome to BP and congrats on getting started. My vote is for a house hack (rent out the rooms) in North County. Right now I'm really liking all three of the areas you mentioned. Depending on how much you decide to put down you might have some cash left over to put towards another property.

Rentals that show well and are priced right usually do not last long in San Diego. Hard to say why a property is still sitting after being available for a few months. Consider renting out your current town home and move into your next property. This would allow you to get in for 3.5% down using owner occupied financing.

With the recent changes to ADU/JADU the SFH route looks pretty good for a new investor. That way you get the best of both worlds. You can basically turn your SFH into a triplex.

Hi @Li Lu,

Whenever possibly it's best to try and find something within driving distance from you. If you are not able to find something locally then look into investing out of state. Either way make sure you run ALL the numbers and choose the one with the best return. A lot of newer investors find success in house hacking, purchasing a small multifamily, short term rentals or doing a live in flip. All of these are possible in San Diego. Find a value ad 2-4 unit property. Ad value, raise rents. As previously mentioned San Diego real estate will continue to appreciate. Let me know what I can do to help.
