Hi @Josh Johns welcome to BP!

As you mentioned cash flow can be a difficult pursuit especially in the early stages of ownership. I can offer a few areas to consider however it depends on where you and your girlfriend will be commuting to work. Also, let me know your budget as this will also be a determining factor to which area and strategy would work best. What areas have you found in your research that you believe might work? Let me know if there is anything I can do for you.

The first couple days to a week of advertising your property will tell you how quickly it will rent. If you are not getting a lot of interest early on you may need to adjust the price. Make sure your property is getting blasted to all of the rental sites & MLS, get professional photos, good description etc.

I personally like to identify an area to invest and then build up the team before finding a property. You can also establish your teams while hunting for deals. Start off by finding a great agent. They usually will be able to suggest good contractors, property managers etc. You will trust but verify and do your own due diligence. The CPA, lawyer and LLC are not as urgent and can wait until you start building up your portfolio.

Check with your property manager. Usually someone there can act as the registered agent.

Check with your CPA, insurance broker and real estate attorney. Umbrella policies are very reasonable and offer a layer of protection. Check with your CPA but I believe you would want to setup the LLC in the state where the property is located. Depending on who you ask you may or may not need to setup an LLC in California.

Hi @Jon Anderson

Find a realtor who specializes in working with investors such as yourself. They have access to the MLS, off market aka pocket listings via other agents, investors and various prospecting methods. Opportunities are tough to find but not impossible right now. You need move quickly if you find something you like. Everything needs to be in place. Can you pay cash or do you need financing? Paying cash opens up more deals that are simply not available to those who need a loan. Let me know if there is anything I can do for you here in San Diego.
